Our Services

We provide escrow, closing and/or settlement services which occur after a buyer and seller have executed a contract for the sale of real estate or after a lender has agreed to refinance or provide to a borrower a loan secured by real estate.  Our escrow, closing and/or settlement services are administrative and clerical services which are required to carry out the terms of the contracts affecting real estate.

Purpose of A Closing/Settlement

In closing your transaction, we coordinate numerous administrative and clerical functions relating to the collection of documents and the collection and disbursement of funds required to carry out the terms of the contract between the parties. If a lender is involved in the transaction, the lender will instruct us (Premier Title) as to the signing and recording of documents and the disbursement of loan proceeds. The HUD-1 or Settlement Statement is used to direct us in the disbursement of funds.

Prior To The Closing Day

Once we are in receipt of the signed Sales Contract, we contact the sellers, buyers and agents to determine who will be attending settlement and other relevant information to enable us to prepare the necessary documents needed for settlement.  We will search the government land records to determine what liens and/or judgments encumber the property and take the necessary steps to ensure that the new owners receive the property free of any encumberances.  If required by the lender or requested by the Buyer, we will order a survey of the property. We will provide the lender with all the information they require to generate the closing documents.  Once the lender has provided our company with final closing instructions, we will prepare a HUD-1 Settlement Statement and send it to all parties involved for their review.

On Closing Day

The Buyer(s), Seller(s) and their real estate agents will gather at our office to complete the transaction by signing the HUD-1 Settlement Statement and all necessary loan documents. Once all documents have been properly executed, and we are in receipt of all Buyer and Lender funds, we will prepare said documents to be recorded in the County Land Records.

Post Closing

Once the settlement has been completed, we will have a final bring-down title search completed, and the Deed, Deed of Trust and any other necessary documents that require recording will be recorded in the appropriate County's Land Records. After the documents have been recorded with the County, we will disburse all funds to the appropriate parties within a timely manner. The recorded documents and title insurance policies will be sent to the Lender and Buyer(s).
